Furniture & Finishes

Material sourcing, custom millwork, and furniture specification. Every surface considered — what it's made of, where it comes from, how it ages. We work with local makers and trusted international vendors to get the right piece for the right spot.

Can be a standalone engagement for clients who already have a designer or want to layer on top of an existing space.

Project Management

Procurement, contractor coordination, and installation oversight. We have a huge respect for the build team — our role is to keep everyone aligned, solve problems before they reach you, and make sure what gets built matches what we drew.

Includes managing long-lead procurement schedules, on-site install coordination, and change-order review.

Four beats, start to finish.

Every project runs through these four phases — residential or commercial, ground-up or renovation. Timelines vary by scope, but the shape of the work is consistent.

Listening

How does your family live? What spaces matter most? What do quiet mornings look like? We start at the broad scale and work toward the details. Initial consultation, site walk-through, and written brief.

Direction

Visual direction, material palettes, and spatial planning — grounded in who you are. We don't impose a style. We find yours. Mood boards, palette presentation, 3D visualizations as needed.

The Details

Drawings, specifications, procurement. This is the logic side of design — every hinge, switch, and reveal specified with intention. Full construction documents, finish schedules, FF&E packages.

Install

Site oversight, furniture install, and styling. We stay until every detail arrives exactly as we drew it. On-site presence during final weeks, punch list, styling, and closeout.

Common questions.

How much does a full residential project cost?
Design fees vary by scope. For a full-scope new build or major renovation, we typically work on a percentage-of-construction-budget basis or hourly with a not-to-exceed cap. We provide a detailed fee proposal after the initial consultation and site visit. Material + FF&E budgets are separate and depend entirely on the level of finish you want.
How long does a typical project take?
A full-scope residential project generally runs 12 to 24 months from kickoff to install, depending on scope, permitting, and construction timelines. Design phase alone is typically 3–6 months. Commercial projects vary widely — a dental practice fit-out might run 4 months, a headquarters build 12+.
Do you work outside the Sea to Sky corridor?
Our primary service area is Whistler, Squamish, Pemberton, and Vancouver. We occasionally take on select projects elsewhere in BC where the fit is right — especially for returning clients or projects with a strong design brief. Reach out and we'll tell you honestly whether we're the right studio for the location.
Can we hire you for just one phase?
Yes. Furniture & Finishes is often a standalone engagement for clients who already have a designer or builder but want material + FF&E expertise layered on. We also take on consultative work — color, material, or spatial advice for smaller renovations.
Do you work with our architect and builder?
Absolutely — most of our projects are collaborations with an architect and GC. We coordinate closely with both, contribute to the overall design conversation, and make sure the interior design aligns with the architecture rather than fighting it.
What's your design style?
Mountain Modern — warm materials, restrained palettes, deep connection to the Pacific Northwest landscape. But we don't impose a style on clients. Every project ends up looking like the people who live in it, not like a LRD Studio house.
